First, I"d ask for a copy of your lease, so you have an idea of what sort of closing fees you might need to take care of. Then :

To whom it may concern in management,

I, Secret agent/ninja Zirc, hereby give you (insert Landlord's name & appartment) that I will no longer be paying rent or residing in (insert appartment name) after (insert date). Please contact me if you need anymore information reguarding my termination of lease.


Things are different here...curious...what's "closing fees"?

Here it's a matter of submitting notice, doing an inspection and the landlord returning any damage deposit that was given in the first place....or agreeing to the cost of any "damages" over the course of the tenancy.

It varies from province to province, but that's about the gist of it.

I'd say just make sure you date it and make sure it's received in time....deliver by hand, if you can.

Eek, I would say definitely DO NOT deliver by hand. I'd send it with confirmation required and/or tracking number so that you have a record of when you sent it & that they received it.

It's always best to do it this way in case there was ever any question of whether you gave proper & timely notice.

See...there again is the difference in location. Here, sliding a notice under the door is acceptable, I HATE it, but it's been done.

I agree with registered mail, but I'm going by what's acceptable/law here.

I'm a landlord and I require 30 days notice. If it looks good they don't have to pay that last month, having been on their last month rent that they paid when coming in, and if upon inspecting the place I will return part, all or none of their damage deposit.

That's what I do. One thing I look for now during an inspection I didn't before....did they take the smoke detectors? Live and learn..... :(

You just answered your own question. I couldn't think of the proper word. Most leases I know of have last month rent, security deposit gets returned or held, sometimes you need to pay extra if you trashed the place... some have early termination of lease fee.

Aeval's short and to the point letter is all you need. You do not need to give reasons, unless you'd like it documented that there are reasons you no longer want to live there.

Delivering by hand is just fine as long as one of the apartment managers signs and dates your copy so you can prove they received it.

On the site that Porter gave you there is a Form that makes it easy for you.. Its called "NOTICE TO LANDLORD TO TERMINATE THE TENANCY" form.. That's all you need to fill and hand in.. See below PDF link for the form..

EDIT: as per the site, if you have a month to month I would give at least 31 days if not 32 days notice to be safe.. Cutting even that close could cause issues if not planned right to make sure you calculate it properly in case the landlord is not available to sign off on receipt..

LOL so true... I have spent days scrubbing an apartment when I move out, and STILL have the landlord find something stupid to cheat me out of my full deposit.
