So over the last couple months when I was not at work I was finishing up renovating my house. Hence me not being very active on the forum. Between having two little kids and trying to finish the basement it was a tough month. I finished all the work last friday. Put in on the internet for sale on saturday. Sold it monday. Signed all the papers. We have been following the sale of another house since last summer. The price was high and we watched it drop and drop and drop. Finally On monday I called them and viewed the house. We put in a low offer and it was accepted without hesitation. Usually I would say I am going to renovate this house and sell it. The fact is it does not need much. So with five bedrooms and 3 1/2 bath. I think me and the wife are going to grow old here. The kids are going to love it. Lots of room outside as well. 13 acres. It is almost like an estate ! Here are some quick pictures. More to come when I move in.

Make sure you have a decent mower, chainsaw, and an extending pole limb cutter.

Here I thought the game plan was to keep selling until you hit that 3/4 million dollar home;)

My ride on is coming with me and have a nice new chainsaw from the fall with my limb cutter all sharpened up ! Yeah the game plan was to go for it. The wife wants to have a place to call home for the kids. We might try flipping houses on the side when the kids get older.

Honestly, that's why I couldn't figure out why you wanted to flip houses to "move up" in the first place if you found a home that you and your family will love.

Make sure you put up a tire swing, the kids will LOVE it. If you can, find a tree on a hill, it will add to the thrill going in the air LOL

DON'T spend money on a leaf blower.

Define "pricey"

1. The leaves can sit until next year, it's no big deal
2. Mulching kit on the mower works wonders


That said, my blower will enhance a burn pile like nobody's business. Lot of money IMO to get a good burning fire going.
