and to my surprise for an 80 year old home there isn't a whole lot wrong with it physically. His main roofing concern was with the garage and the garage doors are slightly damaged.
A few of the deadbolts don't work properly - new handles and locks will do wonders for that, which I was planning on doing since the locks are cut in HUD keys anyway. Once I change them I'm going to have the only set of keys to make copies of for my roommates.
There's no minor/major leaks as far as he could tell, but again all of the utilities are shut off at this point.
Now that I have the inspections with the things 'wrong' with the house I can start building a "TO-DO" list in repairs/aesthetics to fix the house up.
I've wanted this house since I first stepped foot in it on Feb 7th. It's fuckin gorgeous as it sits, and it's kind of a mess.
I went frige shopping and found some awesome deals on new friges, then I started finding the same ones in Peddlers post for less than half the cost. So I'll be saving some of my tax return and getting one out of there instead of a new one.
Then a few weeks ago I realized my parents had an electric stackable washer/dryer combo in their basement for my taking.
I eventually want to ween everything off of gas so I can get one less bill coming to the house, but both the water heater and furnace are on gas so that'll be a while.
I'm going to rummage through the report a little more in depth and start making the list of to-do things, like the gutters, windows, piping, fixing the hole in the ceiling in the kitchen, wallpaper, tile, painting, new thermostat, new smoke detectors, etc.
I cannot wait to get started on this house! Neither can BDN. lol
